Development model

From strategic location to buildable digital infrastructure.

GreenDatacenters develops digital infrastructure as one continuous line of work, not a sequence of separate transactions. Energy, land, fiber, technical design, permitting, and operator and capital alignment are worked in parallel and brought together at each stage, so a site moves toward a single outcome: ready-to-build.

DM·01  Development line

Development line

Seven stages, one line of work.

Each stage builds on validated work from the one before it; none is treated as complete in isolation.

  1. 01 Energy Grid capacity, location and sequencing, assessed early.
  2. 02 Land Development rights, land position and spatial planning.
  3. 03 Fiber Diverse entry routes, planned from the earliest design stage.
  4. 04 Technical Design Power, cooling, connectivity and heat recovery as one system.
  5. 05 Permitting Spatial planning, permitting and stakeholder management in parallel.
  6. 06 Operator and Capital Alignment Operators and capital joining at the stage that matches their role.
  7. 07 Ready-to-Build The single outcome the whole line moves toward.
DM·02  Development scope

Development scope

What we bring together on every site.

  • Development rights
  • Power availability
  • Grid strategy
  • Energy infrastructure
  • BESS and flexibility
  • Fiber connectivity
  • Resilient route concepts
  • Technical design
  • Cooling
  • Heat recovery
  • Spatial planning
  • Permitting
  • Stakeholder management
  • Operator requirements
  • Capital partnerships
  • Development toward ready-to-build
  • Delivery with specialist partners
DM·03  Positioning

Positioning

What GreenDatacenters is, and is not.

GreenDatacenters is

  • A specialised data center developer
  • A platform of GreenCenters
  • Focused on approximately 100–150 MW developments
  • Aimed at AI, cloud and high-performance computing
  • Responsible for bringing together land, energy, fiber, technology, permits, investors and operators
  • Developing toward realisable, financeable, permittable and buildable digital infrastructure

GreenDatacenters is not

  • A separate legal entity (GreenDatacenters is a platform of GreenCenters B.V.)
  • A data center operator
  • A hosting or colocation company
  • An energy installer
  • A broker
  • A traditional consultancy
DM·04  Multi-building development

Multi-building development

One development, multiple buildings.

A GreenDatacenters development can consist of multiple interconnected buildings sharing power, fiber, cooling, security, energy storage and heat-recovery infrastructure.

Multiple buildings enable technical separation, modular construction, resilient connections and phased delivery. Together, they function as one integrated data center development—not as a mixed-use campus.

Conceptual vision
  • Separate data halls
  • Technical energy buildings
  • Cooling and heat installations
  • Substations
  • BESS
  • Security and operations facilities
